The project was set on a constrained site, flanked by residential and commercial properties on two sides, a hospital on the third, and with a narrow street access.  In addition to its constrained nature, further challenges included potential contamination from the site’s former use, and the need for Party Wall Notices due to boundary-adjacent construction. The Change of Use permission on the site also created some complex planning conditions – particularly relating to light and amenity space for the new properties.  To maximise site potential, basements were created below a range of the existing buildings.  The design was then able to incorporate basement and roof top amenity spaces for the homes, alongside landscaped communal space and seating features.

Given the Landor Road site’s constraints and challenges, we increased the frequency of site and progress meetings, ensuring close co-ordination between the contractor, design team and client.  Proactive investigations and negotiations with neighbours helped facilitate smooth project progression, ultimately enabling timely and successful completion of the scheme.
