Daniel Connal Partnership was appointed by Brentwood Borough Council to provide building surveying, health & safety and contract administration services to resolve a number of issues in the plant room at Brentwood Leisure Centre – a tenanted leisure complex which includes includes sports facilities and a large swimming pool

The project involved reconstructing a damaged external plant room wall and rectifying a leak which was allowing water ingress to the plant room. We then undertook the repair and replacement of services which had been damaged/contaminated by the leak, this included pumps, boilers and a wet dosing system for the leisure centre pool. The work was procured under a JCT Intermediate Contract with contractor’s design.
Key issues on this project were safety and speed of repair. The conditions in the plant room were hazardous and needed to be dealt with quickly. The works included the replacement of the main electrical intake and pool pumps, together with general refurbishment of the area. Significant disruption to the building services was inevitable while the works were carried out. This included closure of the swimming pool. We worked closely with the client and tenant to agree a timetable for disruptive works which spanned the Christmas period when the centre would be closed for the holidays. Non-disruptive investigation works and other repairs were programmed to take place when the leisure centre was closed to the public or during quiet times.
