The remodelling of the War Memorial Hall in Dereham town centre, included the demolition of an existing single storey structure used as a kitchen, the construction of an extension to the side and rear of the property, and the infill of an existing courtyard shared with neighbouring properties.
Works were covered by the Party Wall Act and as the client needed to erect scaffolding on neighbouring property access licences were also required.
Daniel Connal Partnership initially carried out a desk study, then a site visit, to determine relevant properties under the Party Wall Act. This was followed by meetings and close liaison with the owners and occupiers of the adjoining properties to determine who would require Notices to be served.
The project presented a number of complex ownership issues including the infill of the courtyard which our appointing owner wished to enclose, making use of a wall belonging to an adjoining owner. Close liaison with neighbours and their advisors, enabled us to agree access licences which allowed scaffolding to be raised on neighbouring land under the act. A separate negotiated agreement between the building owners enabled the successful completion of the design using the neighbour’s wall.
