Shears Court is a complex of 180 apartments in two blocks, situated on the coast and dating from the 1970s. The apartment block roofs are either flat or shallow mono-pitched, clad in built-up roofing felt. Over time this felt had deteriorated and multiple patch repairs had been undertaken. The property now required complete re-roofing, with associated external envelope repairs.
The condition of the roof was determined by a number of reports and surveys, including a thermal drone survey. Further thermal surveys of the exterior elevations were also undertaken, to establish thermal efficiency.
Suitable environmental conditions are required to use a thermal camera, which creates images by capturing heat transfer. To ensure the optimum results from the thermal imagery, we resolved the issue by pre-heating the building to a constant 22° for 48 hours prior to the inspection.
The white shading on the thermal image indicates heat loss via thermal bridging, obvious at eaves level where re-roofing is taking place and around the central stairwell.
