As Framework Employer’s Agents, Daniel Connal Partnership have been appointed to act as Employer’s Agent and Clerk of Works on this development in Cringleford for Circle Housing.
The scheme in Rose Drive, part of the Roundhouse Park development by Bovis, comprised 18 flats (12 shared ownership 2 bedroom apartments, and 6 affordable rent 1 bedroom apartments) for the housing association under a Section 106 Agreement.
During the pre-construction phase of this development we reviewed the contractor’s drawings and specifications and agreed a final version which met Circle’s requirements. These included a number of our own recommendations which addressed on-going costs and health & safety matters; the inclusion of proximity detector lighting in communal areas resulting in savings on utility bills; the inclusion of lighting in lofts which housed plant.
Our regular meetings with the client during the pre-construction phase identified the requirement for enhanced and alternative kitchen specifications. It also became apparent that works would be required over and above the agreed contract sum. DCP successfully negotiated with the contractor to agree acceptable costs for these items.
Weekly progress visits to site and monthly progress meetings with all parties during the construction phase ensured that any issues, or deviation from the agreed specification were identified quickly and the appropriate remedial action taken. Towards the end of the construction phase we agreed a strategy with the client and contractor to finish one of the apartments early to enable viewings by potential purchasers.
