Regent Street, W1 has attracted a wide variety of international retailers keen to use the prestigious postcode to showcase their luxury brands.
Specialising in high-end accessories and lifestyle collections for both men and women, our American client wished to undertake extensive external & internal remodelling & refurbishment of its Portland stone, Grade II listed 8 storey (+ basement) premises in the Regent Street Conservation area.
Daniel Connal Partnership was appointed as Principal Designer to plan, manage and monitor the Pre-Construction & Construction Phase on the project and to co-ordinate construction health & safety under the Construction (Design & Management) Regulations 2015.
The extensive works included the division of the stone frontage to accommodate separate entrances aligned to different brands; the partial removal of a mezzanine floor to improve customer experience; the removal of the central lift shaft & staircase to rationalise plant areas and the replacement of air handling equipment at roof level to improve environmental conditions within the store.
Procured under the ‘traditional’ procurement route, specialist design teams and an experienced, specialist retail contractor were utilised to fulfil the client’s requirements.
Safety of the general public in this prominent & busy location was of paramount importance. Our Risk Register identified the necessity of undertaking the frontage works, including substantial glazing requirements, behind hoardings and scheduling deliveries out of hours to mitigate potential impact risks. Pre-contract negotiations with contractor & structural engineer resolved potential sequencing issues which could otherwise have threated the structural integrity of the building.
As Principal Designer we were instrumental in managing risks to health & safety and were able to incorporate this into the wider management of the project, facilitating close communication and co-operation between the client, design team and contractor.
