Quebec’s is an imposing Grade II Listed hotel building on Quebec Street in Leeds. It was built in 1891 and is renowned for its distinctive terracotta brickwork and fine stained glass windows. The Daniel Connal Partnership, having been recommended by the project architect, Purcell, were subsequently appointed as CDM Co-ordinator for internal re-ordering works in this beautiful building and challenging live environment.
Construction works in a listed building and live environment always present challenges. Particularly so when the building is occupied 24/7. Fortunately on this occasion the planned internal works did not require Listed Building consent. However, Daniel Connal Partnership’s early appointment on this project and a pre-contract meeting with the client enabled us to familiarise ourselves with the site and listed building requirements, and gave us a better understanding of the hotel’s day to day activities and the challenges that would be faced by the Principal Contractor.
Our Pre-Construction Information Pack clearly summarised these challenges to enable tenderers to take them into account. These included access/egress requirements, periods for noisy works and ensuring fire safety and risk management features were maintained, or appropriate temporary measures installed, for the duration of the works.
As a result, the appointed principal contractor was able to make arrangements in advance which ensured that operations on the site ran smoothly, without incident or delay and that the day to day business of the hotel was able to continue without undue inconvenience throughout the period of the works.
