The project comprised stripping out the existing rehabilitation/hydrotherapy suite, enabling works to form four treatment rooms and provide four consultation rooms, a 3 bed recovery bay, a scan/treatment room, nurse base, staff room, WC’s and reception & waiting areas.
The project was operating under an extremely tight budget and a pro-active value-engineering process was employed with re-tendering amongst the lowest contractors. An assiduous regime of cost control was applied to ensure the client was fully aware of the available funds for direct orders.
To meet the financial accounting procedures of the client an early settlement of the final account was achieved within a month of practical completion.
The late addition of an extra area of work caused a significant strain on the project budget and the pricing of this area became contentious when unacceptable costings were proposed by the contractor.
We took a firm line and ensured this extra work was priced in the same manner as the tender and double counting removed. We further negotiated that the extended contract period did not warrant any loss and expense from the contractor.
Our firm but fair approach was respected by the contractor and we achieved an early settlement of the final account £20,000 below the contract sum. This enabled the Hospital Trust to make direct purchases of furniture necessary to complete the project.
