Local developers, Harding Homes, bought this former Council building, dating from 1888, with the intention of transforming the run-down, period property into six spacious apartments, two semi detached new build homes and a newly built gate house fit for luxury living in the 21st century.
Daniel Connal Partnership was appointed as Contract Administrator on the project, the client having already appointed an architect and structural engineer.
Keen to retain the period feel of the house, great care was taken to ensure that the conversion was undertaken sympathetically, with existing features retained, refurbished and incorporated into the new homes wherever possible. These included the magnificently tiled entrance hall, ornate cornicing, several large period fireplaces and the spectacular central staircase.
The most significant challenge faced by the project team, post contract, was a lack of detailed working drawings.
DCP resolved this issue by instigating a formal RFI (request for information) system. Acting as the project hub, we collated requests, forwarded them to the relevant consultants/specialists and disseminated the responses. All of which ensured that this complex, but very rewarding, 48 week project proceeded without undue delay.
