As part of our Framework agreement with Flagship housing Daniel Connal Partnership were engaged as Employer’s Agent on this scheme in Newmarket to provide 4 accessible 2 bedroom bungalows, with fully landscaped and accessible gardens.
The bungalows were required to provide flexible accommodation for individuals with special needs and their carers.
DCP worked closely with the client, the architect and Norfolk County Council’s Social Services department during the project to determine a full brief for the Employer’s Requirements and tender documentation. We also commissioned the necessary surveys and investigations to give a clear analysis of the site. This identified a number of potential risks, including buried underground services and contamination of the site which had previously been occupied by dilapidated garages. The resultant comprehensive brief enabled us to take a robust approach with contractors for the award of the tender and we were able to agree an unqualified contract sum & also contractor’s proposals which met the client’s needs.
Our regular visits to the site and close liaison with the Clerk of Works and Contractor ensured that any emerging problems on the project were addressed and resolved rapidly. On this project, a period of bad weather and a delay by the contractor in placing an order with a utility company threatened to disrupt progress. Following an Extension of Time claim, we undertook a thorough evaluation of the delay, and successfully negotiated a much earlier completion date than that requested by the contractor.
Despite these difficulties, we worked to maintain a good relationship with the contractor, and the build was finished to a high standard and to the satisfaction of the client.
