The development site on London Road in Mitcham, a conservation area, had previously been a petrol station, car showroom and maintenance garage.
The client had received planning permission to demolish the existing buildings and construct a mixed residential/commercial development of 22 apartments with 2 retail premises below, contingent on the decontamination & remediation of the site.
Appointed as project managers and quantity surveyors on the project, we recognised that the most efficient way to get the scheme to a point where tenders could be issued was to split the project. Demolition & decontamination, followed by construction of the building.
As project managers, DCP instructed and managed the entire demolition process, procuring specialist remediation services to undertake the decontamination process and fulfil the demanding planning requirements. We then prepared tender documentation which enabled contractors to price for the construction works.
Prior to the appointment of a contractor the developer sold the site.
