The Daniel Connal Partnership acted as Employer’s Agent on this project to provide 7 shared ownership houses, and 14 rented houses and flats as part of a larger development on a greenfield site on the outskirts of Chelmsford.
Procured under a Section 106 Agreement, the homes were built by Countryside Properties Ltd for the UK’s largest housing association, the Clarion Housing Group. Planning permission for this development was granted following close consultation with local residents and Planning, Design & Landscape officers at Chelmsford City Council. Sympathetic treatment of the existing landscape was key, with the preservation of mature trees and hedgerows and the use of traditional materials including weatherboarding and render on the properties.
In addition to our Employer’s Agent role, DCP also took on Clerk of Works services, cost planning, quantity surveying and contract administration for the project.
At the time of our appointment 1 of the 21 units had reached completion, we undertook regular inspections and meetings with the contractor to ensure that the quality of the finish remained of a high standard as further units were finished.
We subsequently established a handover protocol which, in addition to snagging and final inspections, included the review of home information packs for Clarion’s tenants.
