The Daniel Connal Partnership was appointed as Employer’s Agent on this multi phased project to provide 80 affordable units for Flagship Housing on three separate parcels of land at Lakelands, Stanway, under a JCT Design & Build Contract.
Phase 3 consists of one and two bedroom flats and two, three and four bedroom houses, 19 for for shared ownership and 61 for affordable rent. The contractor is Lovell Partnerships Ltd.
The affordable units are part of a much larger project to revitalise a disused brownfield site as a sustainable urban extension to the outskirts of Colchester. The development had outline planning permission for 800 houses and other community facilities.
Lakelands is a significant development with multiple parcels of land under construction by different contractors. It is also adjacent to completed occupied properties and a popular retail park. This presented a number of challenges and we were proactive in assisting in the co-ordination with other contractors and the land owner to ensure optimum working progress, while minimising impact on neighbouring residents.
Planning permission for the scheme was subject to a number of pre-commencement conditions. Regular communication with the Planning Department, the contractor and client and careful cost management ensured that the scheme was compliant and allowed the project to start promptly.
Daniel Connal Partnership were also appointed by Flagship Housing as Employer’s Agent on Phases 1 (14 units) and 2 (20 units) of the development.
