31 HIGH STREET, DEREHAM
Project: 31 High Street, Dereham
Client: Breckland Council
Services provided: Contract Administration, Conservation
Contract value: £550k
Breckland Council purchased this Grade II listed building, which was in a run down and dilapidated condition. There was a shop to the front ground floor of the property with domestic accommodation to the rear and also to the first floor.
As part of the sale of the property it was agreed the rear half of the property would be retained as domestic accommodation, occupied by the existing residents, with the front half used as a retail space.
The property was dilapidated with extensive water penetration. DCP carried out an initial survey to determine the condition of the building and the works required.
The scheme was then split into two phases; Phase 1 saw the property gutted with removal of all finishes, structural repairs, re-roofing to resolve the water ingress issue and the creation of the dwelling. Phase 2 saw works to create office accommodation to the front of the property completed.
The building is Grade II listed. All repairs were agreed with the conservation officer and carried out sympathetically. This included renovation of sash windows and retention of the majority of the existing roof structure.
We worked closely with the client to ensure occupier needs would be met. This included the provision of a shower room to allow easy access for the elderly residents.
