Our client wanted to realise the potential offered by a brownfield site within walking distance of Colchester’s town centre. Situated just a few minutes walk from Colchester mainline station and a short drive from major road links from the town, the site had received planning approval for a number of previous schemes. However, the owner ultimately decided that the highly accessible location was better suited to high density residential development.
The scheme, designed by Arcady architects, comprised 18 ‘high spec’ new build two and three bedroom apartments, The development accommodates the changing levels on the site, with the north elevation being 3 storeys high and the south elevation, four, providing undercroft parking for the residents. The contractor was Cura Construction.
Daniel Connal Partnership was appointed as Quantity Surveyor and Contract Administrator on the 13 month project, which was procured under an Intermediate Building Contract with Contractor’s design.
Cost control was extremely important on this project. The client had a clear vision for the scheme and required a very high quality finish within a defined budget. Our regular and accurate post contract reporting ensured that the client was able to make informed decisions on spending priorities as the project progressed.
We were very pleased to help our client achieve her aspirations to transform this redundant site into a development of attractive, spacious, apartments providing much needed high quality accommodation in the town centre.
