EDUCATION AND PATHOLOGY
Project: Education and Pathology Department
Client: James Paget University Hospitals NHS Foundation Trust
Services provided: Feasibility study
Contract value: £8m
DCP was asked by the hospital to review the proposed budget for the construction of a 3550m2 two storey building linking to the existing education centre, providing additional education facilities on the first floor and relocating the pathology department, all within a restricted timescale.
We undertook a detailed review of the estimated budget, which revealed that certain assumptions had been made. A fairly arbitrary £/m2 addition had been provided to achieve an ‘excellent’ BREEAM rating.
DCP prepared a notional BREEAM pre-assessment and provided a costing for all the credits necessary to achieve an excellent rating. This approach gave a much higher level of certainty at this stage of the project. The early stage of the design where only an indicative floor plan had been produced called for intuitive estimating and an intelligent use of the cost data available.
The costings for the current education centre were analysed, interpreted and used to building up new rates for comparable building elements.
