Daniel Connal Partnership was appointed as quantity surveyors for the refurbishment and redevelopment of the existing Church at Clare Priory, under the lead of Inkpen Downie as architects and contract administrator.
The conservation and extension of this historic Grade 1 listed Church with Ancient Monument status presented a number of challenges.
The Church had a limited budget with a significant proportion of the finance coming from fundraising. However in a building of this status, quality of finish and workmanship was the key driver and therefore careful cost management was required throughout the project.
A further challenge faced by the project team, was notification that the main contractor had been put into the hands of administrators soon after completion of the foundations.
Daniel Connal Partnership assisted the Church with advice on the contractual mechanisms for termination and rights of the employer, investigating contract novation possibilities, valuing the works carried out to date, co-ordinating a successful Performance Bond claim and negotiating a new contract for the completion of the works.
We were delighted when this project came first in the Conservation category at the RICS 2015 East of England Awards and also went on to be awarded ‘Project of the Year’.
