Our client wished to extend his 4th floor London flat onto the flat roof above to create a 2-storey duplex apartment, taking advantage of wonderful views across the city.
Daniel Connal Partnership carried out a feasibility study and subsequently provided architectural design, project management, contract administration and principal designer services for the client. The project was progressed with a JCT Intermediate Building Contract with Contracts Design.
The 4th floor location of the scheme presented a number of challenges.
Usually on this sort of project a temporary roof would be erected to protect the building and its occupants during the works. This wasn’t possible, so we resolved the issue by retaining the existing roof until the new one had been installed and the extension was completely weather-tight.
The scaffolding process was also complex requiring a bridging system between scaffolding at the front of the building and a separate tower constructed within the building’s lightwell to support a suspended platform, to allow workmen safe access.
We were delighted to bring the scheme in under budget and provide our client with a spacious apartment enjoying spectacular views.
