Indeed this has certainly been the case with recent refurbishment works carried out at 10 Dean Farrar St., London SW1.
Our brief was to negotiate a dilapidations settlement with an outgoing tenant and subsequently refurbish the existing office space and upgrade the ground floor reception of a 1980’s office building – all on a defined budget.
Acting on behalf of the landlord, a pension fund of an international organization, and working in partnership with the client’s managing agents Kinney Green we prepared a terminal schedule of dilapidations for three floors of the building and negotiated a timely settlement with the outgoing tenant. We then embarked on putting the office space back to CAT A standard including new suspended ceilings, LED lighting and services,providing design and project management services.
First impressions always count! Working with Potter Church and Holmes Architects, who provided interior design services, we reconfigured the main reception area installing new lighting, ceiling, wall and floor finishes and a funky new reception desk and state of the art furniture. Design development and selection of materials was closely monitored to ensure everything remained within the client’s budget.
Works were completed by Concept Interiors Ltd to a tight programme and within budget ready for the client to market the available office space. At the time of writing the accommodation is still available – the ideal opportunity for tenants requiring between circa 4000 – 14000 ft2 of prime office space in the Victoria area.
